About

Our Prefabricated Homes, or ADU is an off-site construction company producing precision built prefabricated homes from design to completion. Founded in 2001 by AIA award winning architects firm in Texas and california producing high-end custom homes and integrating the craft of construction alongside design.

Quality

We build to the same codes as site build construction... only better.

We build in the same manner and to the same building codes as site-built construction, except that we build in a controlled environment, without exposure to water, adverse weather, or labor diversions. Our process is not to be confused with manufactured homes or mobile homes, which are considered temporary structures.

We produce great designs through a simplified process in an average time of

Only 6 to 8 Months

1. Consultation (Free)

The first step is to schedule an initial phone conversation. During this consultation, we will discuss your needs, options, budget, and parameters. We will also answer your questions and determine the next steps. If you are using bank financing, we can assist in connecting you with one of our lenders. You will need land to get started, if you don’t already have a site, we can connect you with a realtor.

2. Feasibility (2–3 weeks)

We charge an initial fee, typically $3,500 based on your project scope, to produce a detailed estimate and feasibility review. This includes reviewing site access, shipping and installation costs, and review of local regulatory and permitting requirements. We also review the survey, soils report and foundation estimates as needed to provide turnkey cost estimates based on your project. The feasibility review will be useful no matter what type of home you build. At the end of this phase we will prepare a contract based on your project specifics which will outline the payment schedule and initial deposit to get started.

3. Design (2–8 weeks)

Our standard plans are included in the price of the home, along with design services to customize your finish selections throughout the home. We also provide architectural construction drawings and engineering, as each home must be specifically engineered to its site conditions. These architectural and engineering drawings will vary based on your specific project and may include local municipal permit drawings and submittal package, 3rd party and state regulatory drawings and shop drawings. Further project customization is available through additional design and engineering fees as needed.

4. Permitting (4–8 weeks)

The amount of time required for permitting and regulatory approval will vary depending on your project specifics and where it is located. We will be able to discuss additional details and timeframes up front in our initial consultation and feasibility review.

5. Fabrication (6-12 weeks)

Prefabrication in the factory can start as early as required regulatory approvals are complete. Depending on project specifics, certain aspects of site approval and site preparation often run concurrent to fabrication, saving time above site build construction. We will work with you from the start to forecast the schedule for your project.

6. Delivery & Installation (1 week)

After the sitework and prefabrication is complete, we will schedule the delivery of the home. It usually takes one day to set up your home. Once set final connections for utilities and water will be made.

7. Final Touch (0-4 weeks)

Depending on the complexity of your project and site location, some final finishing may be required. For example, a single unit project will likely arrive completely finished at the time of delivery, while a multi-module project with a more complex configuration may require additional time on site for final finishing. We will be able to assess this upfront and give you a clear understanding from the start as to what will be required for your project.
